Sylva is the Jackson County seat; its zip code is 28779, and the U.S. Census Bureau counted 2,578 residents in 2020. This guide covers where the town sits, how the inventory breaks down, and the local issues that change what a Sylva property is worth.

Where Sylva Sits in Jackson County

The Town of Sylva lies in the Plott Balsam Mountains in central Jackson County. It has been the county seat since 1913, when the seat moved from neighboring Webster after the railroad came through Sylva instead. The 2020 Census recorded 43,109 residents in Jackson County.
The federal place-name record lists Sylva at 2,080 feet, well below the plateau towns at the county's southern end and next door in Macon County. Highlands, for comparison, averages 4,118 feet within its town limits. Buyers comparing the two areas are comparing different climates, not just different price points.

A search for houses for sale in Sylva, NC returns three kinds of property that rarely compete with each other, and an average price across all three tells a buyer very little.
In-town homes. The Downtown Sylva Historic District is listed on the National Register of Historic Places, and the residential streets around it climb the hillside above Main Street and Mill Street. Many of these homes are within walking distance of downtown restaurants, the library, and town services.
Corridor properties. Homes along or just off NC 107 and Asheville Highway trade on convenience to shopping, services, and the road to Cullowhee. This is also the part of town most affected by the state highway project described below.
County properties with a Sylva address. Much of what is listed as Sylva sits outside the town limits: acreage, cabins, and newer homes on ridges and in coves. A 28779 mailing address does not by itself confirm that a parcel is inside town limits, and that distinction matters more than most buyers expect.

Inside or Outside Town Limits: What Changes for Sylva NC Homes for Sale

Three things change at the town line, and each one belongs on a buyer's checklist before an offer.
Property tax. Parcels inside the town limits are billed a Town of Sylva property tax in addition to the Jackson County tax. Parcels outside the limits are not billed the town tax. Confirm a parcel's status on the Jackson County GIS Department map, and review recorded documents through our guide to Macon and Jackson County deeds.
Zoning. The town administers its own zoning ordinance through its Planning and Zoning office. Outside the limits, county rules apply instead. If you plan to add a unit, run a business from home, or rent the property, read the rules for the jurisdiction the parcel actually sits in.
Water and sewer. The Tuckasegee Water and Sewer Authority, formed in 1992 by Sylva, Dillsboro, Webster, and Jackson County, provides public water and sewer within its service area. Many county properties rely on a private well and septic system instead. Those properties call for a septic inspection, a well inspection, and water quality testing during the due diligence period.

The NC 107 Project and What It Means for Buyers

The North Carolina Department of Transportation is widening NC 107 through Sylva under project R-5600. According to the town's NC 107 project page, the continuous center turn lane is being replaced with a superstreet design that adds sidewalks and a bicycle lane. The project runs from NC 116 north toward the entrance to downtown, then up Asheville Highway to Skyland Drive. Right-of-way acquisition and demolition are complete; the town awarded the construction contract, and it posted an NCDOT status update in August 2026.
In a superstreet, side-road traffic cannot cross the highway or turn left directly. Drivers turn right and use one of 18 planned U-turn locations. For a home on or near the corridor, that changes the daily in-and-out route. Before you buy, check the property's access point against the final design in the state's GIS viewer, which the town links from the same page.

Hillside Lots and Slope Questions

Sylva is built on slopes, and the town itself is managing slope repairs. It has posted information on an Allen Street slope failure and has advertised a design-build solicitation for a Ridgeway Street slope failure project. Neither fact says anything about a specific house. Both are a reason to order a survey on any hillside parcel and to ask a licensed engineer about grading, drainage, and retaining walls before the due diligence period ends.

Homes for Sale in Dillsboro NC and Nearby Communities

Buyers looking at Sylva often widen the search to Dillsboro, a separate small town next door known for its galleries and craft shops. Homes for sale in Dillsboro NC, sit under a different town government. However, Dillsboro is also a founding member of the same water and sewer authority, so the tax and zoning questions above apply there too. Everyday Life in Sylva

The Main Street Sylva Association coordinates downtown activity, runs the town's event calendar, and manages its downtown social district. The Jackson County Public Library has occupied the 1914 county courthouse on the hill at the end of Main Street since 2011.
The town owns Pinnacle Park, where trails climb above 5,000 feet. Scotts Creek runs through downtown and is part of the WNC Fly Fishing Trail. Sylva's breweries are stops on the Jackson County Ale Trail.
